Today, the real estate market is going gangbusters. Sellers are seeing their homes sell within days and their home is appreciating in value at a rapid pace.
Seller, if you have put your home on the market and are not seeing offers, your home may be overpriced and it is time to ask yourself these questions:
•Market time: In today’s market your home should not be on the market six months or more. Either you have a unique home that must attract a unique buyer, or your home is overpriced.
•The right buyer will come along: You believe that the right buyer will come along and then you can negotiate the price. If your home is overpriced, a buyer will not look at your home because it does not warrant the price tag you have put on property. Today’s buyer knows that homes are selling for close to the asking price and will not insult a seller buy a low-ball price.
•Improvement Costs: You are basing the price on all the improvements you have put in your home over the years. The money you have put in your home over the years was for upkeep and to satisfy your needs.
•I Don’t Need to Sell: You listed your home, but you really don’t have to sell. If it sells, it sells. You are OK with whatever. No hurry.
•No Showings: Today’s buyer home hunts online. Technology offers a buyer the comfort of sitting in their home and seeing every room in homes. Buyers will choose the homes that fit their needs and ask a realtor to show the homes of their choice.
Sellers, a home that sits on the market for months, will only raise a red flag to buyers. They will assume that there is something wrong with your home.
The first day on the market will get the most views.
If you do not have showings within the first 15 days, it is probably an indication that your home is overpriced.
If you have showings but no offers, buyers are looking but are buying other properties.
When you see offers, you know you priced it right!
It is crucial that when you put your home on the market, you price it to sell!
