ON THE MARKET: Slow down

Many of us will remember the song “Feeling Groovy” by Simon & Garfunkel.
The words say slow down you move too fast.We gotta make the morning last, etc.
The other day I thought about this song after my 21-year-old grandson said, “Grandma the world’s going too fast.”
I must agree with him.It would be nice if we all could turn our hectic lives down a notch. I think this could apply to all of us in all walks of life.
Many buyers in today’s world want instant gratification.They find it difficult to look at a home that needs a little TLC. Most everyone is too busy, too overwhelmed with their work, and do not want to be bothered with a home that offers quality and meets all their needs and won’t buy because they are too busy. What happened to the days when we set aside money to renovate and make the home the way we visualized it when we made the purchase?
Fixing a home to our liking and doing it one day at a time makes it so much more gratifying. A buyer many times will pass up a home because it does not meet all their needs. They say, “It has good bones, but too much work.” The seller may help pay for some of the needed repairs, but the seller is not going to put in hardwood floor, new cabinets, and knock down walls to satisfy the wants of a buyer.
Many sellers receive a good offer and are disappointed when the inspection comes in and there are repairs that have to be fixed or the buyer will back out. Remember, if the buyer decides not to buy, anything that is faulty or in need of major repairs must be disclosed on the Sellers Disclosure Document. Taking your time and making sure that your home is ready to sell, may avoid a buyer asking for repairs or cancelling the sale. Seller, slow down and take your time going over your home before you put it on the market.
Here are just a few suggestions to tend to when selling:
—Repair broken seal on windows. I find that this is one repair that a buyer will asked to be fixed.
—Only paint the walls that need attention. I feel painting all the walls is wasting money. Most buyers will paint the walls over.
—Have the carpets cleaned and floors in good condition.
—Repair leaky faucets.
—Appliances are important to a buyer. If the appliances are old, replace them if budget allows.
—Have a clean home that smells inviting!
—Have exterior of your home appealing and welcoming. Have the front door painted, shrubs manicured and plant some flowers, or add them in a pot on your front porch. A buyer will not get out of the agentscar if the exterior of the home turns them off.
These are only a few ideas.You will be the best judge as to what will make a buyer fall in love with your beautiful home.
A little bit of humor before I finish. As I was writing my article my son called and I told him about his son (our grandson) telling me the “world is going too fast.”
He laughed and replied: “Wait till he figures out how fast life goes.”
To conclude:Life does go fast, especially when your son reminds you of that. Let’s all take time to slow down. We’re going too fast. We gotta make our mornings last!
