ON THE MARKET: Communication is key

We are finding that with the lack of homes to sell and eager buyers it is so critical to provide the buyer and seller with fast results. A realtor must be like a conductor of a symphony, coordinating the different players to achieve a smooth transaction. With today’s technology, no matter where the buyer or seller live The Realtor can connect within hours. Most buyers would like to be advised almost immediately if their offer is accepted. Sometimes the buyer has their eye on another property and does not want to lose out on it if their offer is rejected.
Communication breakdowns many times occur during the negotiation process. The listing agent receives the offer and discusses it with the seller. Sometimes this might take days. The listing agent may come back with a counteroffer. Now especially is when it is so important to communicate, in a timely manner, to the counteroffer. Especially if there are numerous buyers negotiating.
Time is of the essence when a hot property is up for sale. The experienced Realtor has the know how on how to use the latest technology and negotiating techniques to expedite the sale of the property.
There is no correct way of communicating. The bottom line, it is all up to the client. We feel that whether we are representing the buyer or seller, it is very important to ask them, how do they prefer to communicate. Many of our clients prefer texting, others prefer email, and some prefer a phone call. We ask the client the time of day that is convenient for them to communicate.
A whole new world has opened up in communicating. Remember, when everything was done through a fax machine? Today we use text, email and e signatures to help us through our business transactions.
The old-fashioned means of communicating is fast disappearing. The high-tech, paperless digital document helps eliminate losing important documents, forgetting to relay messages, and reaching and relaying information in a timely manner — making real estate and all business transactions safer.
Yes, our high-tech world is wonderful, but readers always remember, sometimes pick up the telephone and communicate. Communicating on the phone reveals you as a person. Your voice is personal and translates your feelings. This cannot be experienced though am email or a text. Sometimes being a little old-fashion is OK.
